What is an EICR?

An Electrical Installation Condition Report (EICR) is a crucial document issued by a qualified electrician after inspecting and testing your property’s electrical installation. The EICR will confirm if the installation is safe to use, or if there are any necessary repairs needed to be made. Think of it like a health screening for your property’s electrical system, ensuring that it is in good condition and doesn’t pose any risk or danger to the occupants or the property itself. It is essential to have an EICR regularly conducted to maintain the safety of your property and comply with legal requirements.

How Long Is An EICR Valid For?

Most landlords prioritise safety and will conduct safety checks on their properties every four years or less. If the landlord can provide a document, such as an EICR, that was conducted within the last four years and deemed the installation as ‘Satisfactory’ with no apparent damage visible, a new EICR is not necessary until five years have passed since the last report was issued.

Who Can Carry Out An EICR?

An EICR (Electrical Installation Condition Report) can only be carried out by a qualified and registered electrician, like LMP Electrical, who is competent to perform such an inspection and testing. The electrician must have received appropriate training and have the necessary qualifications and experience to carry out such work. 

It is important to ensure that the electrician carrying out the inspection on your property is a member of a recognised trade body, such as NICEIC, ECA, or NAPIT, as this ensures they are qualified and adhere to strict codes of practice. LMP electrical are accredited by NICEIC to perform and carry out works.

What Are The Fines For Not Complying?

Enforcement of the new regulations will be the responsibility of local authorities. Landlords who fail to comply with the regulations and do not undertake the necessary remedial work identified may face a penalty fine of up to 30,000 pounds.

Similar to gas safety regulations, electrical installations can also become hazardous over time if not maintained properly, posing a risk of electric shock or fire. Electrical incidents account for over 50% of accidental domestic fires in the UK annually, and the new regulations for privately rented homes will provide improved protection for millions of people across England.

My Property Failed! What Next?

This is not something to be worried about, having access to a failed EICR with clear documentation of remedial work completed is enough to satisfy with the current regulations. Copies need to be kept safe and provided to the local authority & tenants of the building.
